The proposed development project is situated at the back of Yoken's Commons, which houses Five Guys, Rite Aid pharmacy, and Newburyport Savings Bank, with frontage on Peverly Hill Road. The 248,691 square feet lot falls under the Gateway Neighborhood Mixed Used Center zoning district.
Yoken's restaurant, conference center, and gift shop, which commenced operations in 1947, closed in 2004. The unmistakable sign still adorns the property, serving as a nostalgic reminder of its once-vibrant past.
4 Amigos LLC, represented by engineering consultant GPI, is planning to build a residential complex that will occupy a 248,691 sqft lot at the rear of Yoken's Commons.
The proposal, featuring 52 units, will consist of five buildings with 29 garden-style units and 23 townhouse-style units of which will offer garage parking and will cater to various price points.
The proposed development represents a new direction for the Lafayette Road corridor, made possible by the new gateway zoning district. It will feature green building components and systems along with substantial open space, public seating, courtyards, and pocket parks, as well as wide pedestrian sidewalks that will match other municipal sidewalks in the area.
