Construction on this new downtown condominium project started in April 2023 with developers GL Rogers and Company. The project will consist of 51 condos with a mix of one, two, and three bedroom units and one commercial unit. These new condos are located adjacent to the Foundry Place parking garage which was completed in 2018. Along with the new condos, three more land parcels around the garage will be developed to include a mixed-use 98,000 SF building that will include 62 parking spaces, a 30,000 SF +/- commercial building and a 1/5th acre community plaza, to be owned by the City of Portsmouth.
Foundry Place in the North End, will be an extension of Portsmouth’s vibrant downtown. The brand new parking garage was the first phase of this new development and soon, this developing community will be the home of residential, office and commercial spaces as well. Developers are excited to breathe life back into the North End and honor its history as a former industrial hub, with additions like The Offices at Foundry Place, The Steel Bistro at Foundry Place, outdoor community space for all to enjoy, and new five-story hotel, which will include a rooftop restaurant and bar with a 4,000 SF deck.
OUR TAKE: Depending on when you arrived in Portsmouth, the North End could leave a variety of impressions. There is no disputing the history intertwined with the North Mill pond region of our city. Originally, a collection of Italian Americans and single family houses, this corridor has gone through a "reimagination" as of late. The recent developments have been spearheaded by the City's efforts to create more parking and extend Downtown. Following the changes in zoning, we have seen value created through private condo sales and additional retail offerings. As challenging as it may be to accept these changes, I always revert back to the ideology of "a rising tide raises all boats" when it comes to property values. With careful refining and community space woven in, the future of the North End could lead to great stimulation and opportunities for neighborhood creation in the years to come.
