Construction/Completion Stage
This property is located on the westerly corner of Peverly Hill Road, adjacent to Middle Road and Calvary Cemetery and is becoming the site of 56 new single family homes set to be built on the approximately 110 acre plot. These houses will vary in size, spanning from 2,000 to 3,500 square feet. Additionally, the project involves donating a conservation easement to the city for all the land not designated for development. This will result in approximately 77 acres of the site being preserved as a conservation easement, ensuring it remains undeveloped.
The development includes the provision of a public park, granting public access to the Boston and Maine rail trail, and constructing a multi-use path for the community from this project, to Middle Road. Additionally, the applicants will build a pathway that features a painted crosswalk across Peverly Hill Road at the Middle Road intersection, accompanied by a crosswalk signal.
The 56 residences will be situated along a new 2,932-foot-long public road that enters and encircles the property. Moreover, the project will introduce a new 5-foot wide sidewalk. To maximize backyard space with landscaping, the houses were positioned as close to the road as permitted by regulations, ensuring the preservation of the entire wetland buffer. There are no impacts on wetlands or the wetland buffer zone.
